The addition on the north end of the building accommodates the 28-stall squad car garage. The existing parking <br /> lot will be removed and replaced further north to account for the garage addition. Parking around the garage <br /> addition will increase by 11 stalls. The extended drive lane on the west side of the property will also require a <br /> variance. <br /> The additions will use materials similar to the existing building and the architecture is meant to compliment and <br /> blend into the current facility. <br /> Applicable Regulations <br /> In approving a Conditional Use Permit,the council may impose such specific conditions with regard to the <br /> development or operation of the proposed use as it considers necessary to satisfy the seven standards set forth in <br /> Section 30-654 and the requirements contained in this article and to promote compatibility with and minimize any <br /> potentially adverse effects upon adjacent properties, the neighborhood or the city. <br /> The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br /> 7. mill not endanger, injure or detrimentally affect the use and enjoyment of other property in the immediate vicinity or the public <br /> health, safety, morals, comfort, convenience orgeneral welfare of the neighborhood or the city. <br /> The public safety building has been located here for nearly 20 years and the proposed additions and <br /> improvements to the site are consistent with what has been in place for that entire time. The site is <br /> bordered by Orono Park to the north, city hall to the east, Orono Road and residential land buffered by <br /> trees to the south,and the county fair grounds to the west. <br /> The proposed project will not detrimentally affect the use and enjoyment of other properties in the <br /> immediate vicinity. Staff does not see a need to impose specific conditions to satisfy this standard. <br /> 2. mill be consistent nvith the Comprehensive Plan. <br /> The Comprehensive Plan guides the site for Public/Institutional Uses and the proposed project does not <br /> change the use of the site. <br /> The project is consistent with the Comprehensive Plan and staff does not see a need to impose specific <br /> conditions to satisfy this standard. <br /> 3. mill not impede the normal and orderly development and improvement of surrounding vacant property. <br /> The surrounding properties are developed and have established uses that will not be impacted by the <br /> proposed project.
