Description of Project Narrative <br />SpeedCutters Outdoor Maintenance LLC is proposing to purchase and occupy the <br />existing Distinctive iron building located at 19128 Industrial Blvd NW in Elk River. Since this is <br />an existing building in an Industrial area, our proposed use is consistent with the City of Elk <br />River Comprehensive Plan. <br />SpeedCutters Outdoor Maintenance LLC Is a complete lawn care and snow removal <br />contracting company. We offer a full list of services, Including mowing, fertilizing, weed <br />control, irrigation service, light landscaping, shrub and tree pruning, snow plowing, large scale <br />sidewalk clearing, shoveling, and de-icing. During the busiest time of the year we have 5 <br />trucks/trailers and 1 additional truck carrying a total of 24 crew members on a daily basis, <br />servicing clients throughout the NW metro area. Our business began in Elk River In 2004, our <br />families live and are active in the local community, and we are excited about continuing our <br />business into the future being based in our local community. Our main business focus Is <br />townhome communities, and we serve 8 of those communities here in town, in addition to <br />several more in other communities as well. Our normal business hours are 6am-6pm Monday - <br />Friday, except when adverse weather conditions dictate, (especially In winter when our work <br />schedule follows snow event timing closely). <br />During the warm months we serve the City of Elk River and Elk River Municipal Utilities <br />at the following sites: <br />1) City Half/Public Safety/Library complex <br />2) City owned liquor stores <br />3) City wells and pump stations <br />4) Activity Center <br />5) Power Station <br />6) Jackson St Fire Station <br />7) River's Edge Commons <br />We also serve the City of Ramsey in much the same manner, in their corresponding <br />locations. <br />The site that we are proposing to occupy has a paved parking lot with 53 stalls, more <br />than enough for our 24 current employees while also allowing for growth. <br />The site has pre-existing screening for outdoor storage In an amount that is more than <br />sufficient for our current and future needs. Examples of items that would be stored In the <br />screened outdoor storage area would include fuel tanks, snowplows, trailers, off season <br />equipment and pickup trucks, however we intend to store as much as possible indoors to <br />protect it from weather damage. <br />The site has a pre-existing sign fixture in the lawn near the front door. We plan to <br />replace the existing acrylic sign insert with one of our own. We do not plan to modify the <br />existing sign fixture in any other way. <br />
