LLC. E CRS f <br />7 (hereinafter referred to as "BROKER") to undertake to sell the property hereinafter described <br />8 City of Elk River. (Hereinafter referred to as "SELLER") grants to BROKER the exclusive right <br />9 to sell or contract to sell the property at 413 Proctor Ave NW. Elk River. MN. The property <br />10 consists of approximately 1.16 acre of land and buildin<a that was formerly used as the Elk River <br />11 Senior Activity Center. Identified as PID #75-409-0205. #75-409-0255 and #75-409-0250. <br />12 Hereinafter referred to as the ("PROPERTY") for the period from the date hereof and shall <br />13 continue until March 31, 2021. The property shall be priced at 5 . Terms of the <br />14 sale shall be CASH, or any other price, terms or exchange to which SELLER may consent. <br />15 SELLER understands that BROKER may list other properties during the term of this Agreement <br />16 which may compete with SELLER'S PROPERTY for potential buyers. <br />17 <br />18 SELLER'S OBLIGATIONS <br />19 <br />20 It is agreed that SELLER shall promptly furnish BROKER with complete information concerning <br />21 any person who during the period of this Agreement makes inquiry to SELLER regarding the sale, <br />22 exchange or lease of the PROPERTY. <br />23 <br />24 If the PROPERTY is sold, SELLER hereby agrees to furnish to buyer an Abstract of Title, a <br />25 Registered Property Abstract or a Title Insurance Commitment, certified to date, to include proper <br />26 searches covering bankruptcies and state federal judgments and liens, and to execute or cause to be <br />27 executed a Deed conveying title to the PROPERTY to the buyer and any further documents as <br />28 may be required to consummate the sale in accordance with the terms above designated or with the <br />29 terms to which SELLER may hereafter consent. SELLER further agrees to promptly notify <br />30 BROKER of any notices pertaining to the PROPERTY which are hereafter received during the <br />31 term of this Agreement. It is further agreed that SELLER shall permit BROKER to erect a "For <br />32 Sale" sign on the PROPERTY and to remove all other "For Sale" signs from the PROPERTY <br />33 during the period of this Agreement.
