The shed crossing the shared property line shall be relocated to meet setback requirements or removed. <br />2. The existing driveway shall be relocated in a manner acceptable to county and city setback requirements. <br />3. Park dedication shall be satisfied per the Parks and Recreation Commission recommendation from their <br />September 9, 2020, meeting. <br />Background/Discussion <br />Case No. P 20-12 <br />I <br />The subject property, six acres in size, zoned Rla and is west of County �Y <br />Road 1 and south of 207`' Avenue. The plat includes two lots, an Outlot, f <br />and dedication of public right-of-way. Lot 1 (2.52 acres) will contain the <br />existing house. Lot 2 (2.5 acres) will become a new developable lot. Both cc <br />parcels meet the size and width requirements for the R1a zoning district. •' ca 33 <br />I' <br />An accessory structure (shed) crosses the shared property line and is I ;' <br />located within the minimum building setback requirements. This shed zV <br />will need to be relocated or removed. �j <br />RA <br />The Lot 1 driveway crosses over a portion of Lot 2 and the preliminary Hwy 10 <br />plat indicates a proposed 16-foot driveway easement. Staff has concerns CR 12 <br />with shared driveways as they often become contentious for future <br />property owners.
