The comparable sales were adjusted and weighted in accordance with their comparability to the subject, sale date <br />and other factors. The subject's lot size could not be bracketed by the available sales after an extensive search; <br />however, Comp #6 was the most similar in size. Given the subject's smaller lot size, and based on the principle of <br />economy of scale, the subject's value should trend toward the top of the range. Therefore, most consideration was <br />given to Comps #3 and #4, with secondary weight to Comp #6.
