ZONING <br />The subject property is under the zoning jurisdiction of the City of Elk River. The following insert displays the <br />general areas of zoning classifications for the subject and neighboring parcels. The subject property is located <br />within the area classified as R-lc; Single Family Residential District. <br />R-I c district. This district is intended to provide single-family residences in areas with full municipal public <br />sanitary sewers, storm sewers, and municipal water in areas that are a continuation of existing residential <br />development patterns and the infilling of existing lots in established areas. <br />Source: City of'Elk River <br />The zoning district has an 11,000 square foot minimum lot size, 100 foot minimum lot width and 130 foot lot <br />depth requirement for corner lots with city sewer services such as the subject. Permitted uses are primarily limited <br />to single family dwellings. The subject property lot size does not meet the current minimum lot requirements and <br />is considered to be a legal, non -conforming lot of record. <br />The current use as a single family residential dwelling is a permitted use. The subject building setbacks do not <br />appear to be in compliance with zoning requirements; however, may be grandfathered in, given the old age of the <br />home. The subject's garage structure and shed are encroaching on existing highway right of way based on <br />MnDOT information. The subject is currently being rented and the appraiser assumes all appropriate rental <br />licenses have been obtained, as necessary. <br />There are no projected changes to the current land use patterns in the subject's market area in the reasonable future. <br />S.P. 7102-135RW C.S. 7102 (10=3) 902 Parcel 7102-902-229C Page 29 <br />
