A Development Agreement must be signed by the city and developer prior to releasing the final plat <br /> for recording. <br /> 2. Park Dedication shall be paid in the amount required by the city when the final plat is released for <br /> recording (currently$1,425.93/lot). <br /> 3. Water Availability Charge shall be paid in the amount required by the city when the final plat is <br /> released for recording (currently$368/plumbing unit). <br /> 4. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the public <br /> improvements. <br /> 5. Upon completion of all improvements and acceptance by the city, a security or warranty in a form <br /> acceptable to the Public Works Director must be secured. <br /> 6. Development Plan shall be approved by the public works director prior to issuance of building <br /> permits. <br /> 7. Staff approval of all plans prior to releasing the plat for recording. <br /> 8. All mail boxes shall be clustered. <br /> 9. Prior to the issuance of a certificate of occupancy a 4x6 foot sign stating"Future Through Street" <br /> must be placed at the end of Twin Lakes Parkway at a location approved by city staff. <br /> 10. Any item or condition found that indicates the site is likely to yield information important to pre- <br /> history or history shall be reported to the city immediately. Further, the city reserves the right to stop <br /> work authorized in its approval until the site is appropriately investigated and work is authorized. <br /> Background/Discussion <br /> The updated preliminary plat of Miske Meadows was approved on January 16, 2018, and included a total <br /> of 385 buildable parcels. The current area to be platted includes 45 single-family homes on lots ranging <br /> between 65 and 75 feet wide. The plat is located in the southeast corner of the 1Vliske Meadows <br /> subdivision and includes a new connection to Cleveland Street. <br /> The plat includes the third and final connection for the 1Vliske Meadow's subdivision to Cleveland Street, <br /> but the current limits of the plat do not connect to the rest of the subdivision to the west. This phase will <br /> be a stand-alone area at the time of construction,but will connect to the rest of Miske Meadows and, at <br /> full build-out, to Twin Lakes Estates further to the west. <br /> POWERED 6T <br /> A IR <br />
