PROJECT APPROACH & SCHEDULE <br />We believe a successful project begins with a well-designed work plan. The 292 team proposes the following work plan and time <br />frame based upon the City's proposed milestone timeline. We believe that our prior planning experience with the Elk River Ice <br />Arena, our experience with compressed -schedule projects, and a team with a proven track record on such projects allows us <br />to maintain the aggressive design schedule. The graphic below illustrates the tight timeframe in which a complete design and <br />construction package needs to be prepared. Details for each stage of the work scope are included on subsequent pages. <br />Program Verihcation, Design CunStruction Bidding & !,ytruction <br />Schematic Design & Dev.-I Negotiation Administration <br />Preliminary Cost Estimating <br />One approach to gaining more design time within a schedule into issue multiple <br />bid packages. Multiple bid packages provide many benefits. <br />1. They help with acquiring long lead-time materials such as long -span bar <br />joists, precast wall panels, site work, and refrigeration systems. <br />2. By issuing bid packages early, the City of Elk River has the best opportunity to <br />get the most experienced contractors and suppliers. You get them on board <br />before their schedules fill up. <br />3. Also, byissuing bid packages early and securing contractors, the most <br />expensive items — long -span barjoists, precast wall panels — are bid early <br />and guarded against inflation. <br />4. Because time -critical items are accounted for, additional time can be allotted <br />to the design schedule to assist in working through the many interior details <br />and items, giving not only the designers but the City more time to review <br />things and make decisions. <br />The 292 team would be happy to discuss the alternative schedule approach In <br />more detail should the City be interested in this approach. <br />The construction industry is cur- <br />rently experiencing escalation in <br />construction cost so every month <br />the schedule slides in the design <br />and permitting phases, a project <br />of this size can lose upwards of <br />$50,000. To put that in perspective, <br />every month the project slides, the <br />project loses 1/3 of a Zombonil <br />Elk River Ice Arena & Lion John Welcht Park Facilities <br />The 292 Design Group team believes that the outlined schedule is achievable <br />s Softball Fields would be readyJune 2019 <br />with focus and dedication by the Owner, Design Team, and Construction <br />• Ice arena would open in multiple stages <br />Manager.
