Planning Commission Page 2 <br />June 25, 2019 <br />----------------------------- <br />conveyance of certain property as part of the multi-purpose facility project is <br />consistent with the city's Comprehensive Plan. <br />Motion carried 7-0. <br />6.1 Council Liaison Update <br />Commissioner Larson -Vito will be attending the July 15, 2019, meeting for <br />Commissioner Thiel. <br />Councilmember Ovall updated the Planning Commission on recent items heard at <br />the June City Council meeting. <br />The Planning Commission recessed in order to go into work session at 7:19 p.m. The <br />meeting reconvened at 7:19 p.m. <br />7.1 Concept Review: Ordinance Amendment for Elk River Baptist <br />Church, Case No. CR 19-04 <br />Mr. Leeseberg presented the staff report. He discussed creation of a zoning lot and <br />asked the commission to consider this or any other alternatives that would allow <br />certain uses to include adjacent lots under the same ownership. <br />The Planning Commission expressed concerns with creating an ordinance for one <br />entity's request. They reviewed the request as to how the ordinance amendment <br />would affect other properties citywide, including those zoned religious and <br />commercial. They discussed signage, maintaining simplicity in ordinances, and the <br />necessity to create a zoning district for this specific use, which could become <br />unnecessarily complicated. <br />It was the consensus of the Planning Commission to oppose any zoning <br />modifications to the sign ordinance. <br />7.2 Warehouse Uses in the Business Park Zoning District, Case No. OA <br />19-06 <br />Mr. Leeseberg presented the staff report. <br />The Planning Commission discussed the effect of increasing warehousing <br />opportunities on traffic, job creation, higher demand for industrial uses, and online <br />sales due to decrease storefront and office space. <br />It was the consensus of the Planning Commission that the Business Park should <br />remain the same and warehousing should stay in industrial zones, and maintain the <br />industrial spaces for job creation and retention. <br />
