Hilltop Woods Estates, Final Plat <br />May 12, 1993 <br />--------------------------------- <br />Page 3 <br />• As of the date of this memo, the bill for this has <br />not been paid. Staff will update the Council at <br />Monday night's meeting. <br />12. THE TEMPORARY CUL-DE-SAC IS EXTENDED TO THE NORTH <br />END OF LOT 4, AND IS MADE FULL SIZE. THAT PORTION <br />THAT FALLS OUTSIDE OF THE 60 FOOT RIGHT-OF-WAY MUST <br />BE SECURED BY TEMPORARY EASEMENTS THAT ARE <br />U <br />0 <br />AUTOMATICALLY RELEASED WHEN THE ROAD IS EXTENDED. <br />Staff recommends the following additional stipulations be added <br />to final plat approval. <br />1. THE COST OF THE FIRST SEAL COATING (AS ESTIMATED BY <br />THE CITY ENGINEER) IS PAID BY THE DEVELOPER PRIOR TO <br />RECORDING FINAL PLAT. <br />2. THAT THE DRAINAGE AND UTILITY EASEMENTS THAT EXTEND <br />NORTH AND EAST FROM THE RIGHT-OF-WAY IN THE PLAT, <br />ALSO BE DEDICATED THROUGH EASEMENT DOCUMENTS TO THE <br />CITY FOR ROADWAY PURPOSES. Road easements can not <br />be dedicated as right-of-way on the plat drawings or <br />they will create separate lots out of Lot 4. <br />3. MODEL HOME LOCATIONS ARE CONSIDERED, IF THE <br />DEVELOPER DESIRES THEM PRIOR TO PUBLIC IMPROVEMENTS <br />BEING COMPLETED. <br />
