EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />1. All conditions of approval for the Conditional Use Permit (CUP) establishing the PUD for <br />this development shall be satisfied. (Case No. CU 19-08) <br />2. All conditions of approval for the Preliminary Plat of Tall Pines P.U.D Second Addition shall <br />be satisfied. (Case No. P 19-04) <br />3. Easements encompassing the 25 foot wetland buffer must be added to the plat. <br />4. Pine View Circle, the private drive shown on the plat, should be identified as an outlot and <br />include a drainage and utility easement over the entire parcel. <br />5. The name of the private drive will be determined by city staff and shall be consistent with the <br />city’s addressing policy. <br />6. Park Dedication Fee shall be satisfied in the amount required by the city when the Final Plat <br />is released for recording (currently $1,075.79/lot). <br />7. Water Availability Charge shall be satisfied in the amount required by the city when the Final <br />Plat is released for recording (currently $368/ plumbing unit). <br />8. Development Plan shall be approved by the City Engineer prior to issuance of building <br />permits. <br />9. All necessary permits shall be secured from the city and Elk River Municipal Utilities prior to <br />commencing construction. <br />10. Any item or condition found that indicates the site is likely to yield information important to <br />pre-history or history shall be reported to the city immediately. Further, the city reserves the <br />right to stop work authorized in its approval until the site is appropriately investigated and <br />work is authorized. <br /> <br /> <br />
