.

.

.

MEMORANDUM

TO:

Mayor and City Council

FROM:

Michele McPherson, Director of Planning

DATE:

June 14, 2005

SUBJECT:

Agenda Memo

2. I 75th Avenue Land Use Discussion

Attached please find a series of concept land use plans for the 175th Avenue neighborhood.
The residents will be in attendance to discuss these land use plans and their suggestions and
changes will be incorporated into revised plans for consideration at the July workshop
meeting.

3. Discuss Maxsun Furniture Buildina: Materials

Maxsun Furniture was approved by the Planning Commission on February 23, 2005. As
part of that approval, the building materials were proposed to be comprised of concrete tip-
up panels with a combination of a ribbed and stamped finish.

I have since been contacted by the builder regarding the panel finish. He has been informed
by FabCon that combining the ribbed ftnished with a stamped ftnish, which is hand-done,
cannot guarantee a high quality finish. They will be asking the Commission to consider a
raked or smooth finish exposed aggregate panel combined with the stamped portion of the
panel. They will be in attendance with product samples for the Commission's consideration
and approval.

4. Turner Concept Plan

Meridian Development has a purchase agreement for the 40-acre Turner site located west of
Cleveland Street and southeast of the Miske (River Park) parcel. An aerial photo of the
property is noted below.
