The commercial section of the MU - <br />ERP zoning district is similar to the C-3 (Highway Commercial) <br />zoning district, and the city is requesting an ordinance amendment <br />to allow Physical Recreation or Training in MU -ERP. <br />Public Benefit <br />The MU -ERP is a commercial/residential district adjacent to <br />Highway 169. Two commercial districts (C-1 & C-3) within the city <br />allow Physical Recreation or Training (Use) as a Permitted Use. <br />Allowing the use in the MU -ERP, which functions similarly to the <br />C-1 or C-3 district, will be consistent with the other commercial <br />districts. <br />`i <br />CR 33 <br />3 <br />2 <br />RR <br />Hwy 10 <br />CR 12 <br />Background/Discussion <br />Physical recreation or training means a business that provides physical <br />exercise, training or recreation equipment and/or space for use on Figure i <br />site. Health and fitness centers, dance studios, and gymnastics <br />facilities shall be considered examples of such use. Training or self-improvement shall be an important <br />component of the activity, and differentiate it from commercial recreation uses, where sport is the <br />predominate activity. <br />The MU -ERP area is subdivided into 3 subzones: <br />Subzone A. Multiple -family residential <br />Subzone B. Single-family residential <br />Subzone C.
