Staff conducted a thorough site <br /> plan review on April 1,2019, and has the following comments: <br /> Planning <br /> The transfer of right-of-way to the city will need to be completed prior to recording of the final plat. <br /> ■ The barn on the south-east corner of the property must be removed prior to recording the final plat. <br /> Environmental <br /> ■ No concerns or issues with the application as proposed. No known wetlands on the site but one <br /> potential wetland area on the south west along 189th Ave NW,no plans for development in this area <br /> due to existing grades. Staff has no concerns with the proposed plans or home locations. Many of the <br /> lots (1-7) are within the Shoreland Management area along the Mississippi River. These lots may not <br /> exceed 25 percent impervious surface coverage and all structures must also be setback 30 feet from the <br /> top of bluff. <br /> Storm Water <br /> ■ (Currently being reviewed) Stormwater management requirements must be met as listed in Ordinance <br /> Sec. 78-503. - Stormwater and urban runoff control. and Sec. 78-504. -Post construction stormwater <br /> management for proposed new or redeveloped impervious surfaces. <br /> ■ Lots 8& 10 have proposed`Drainage&Utility Easements' across the front portions of each lot. <br /> Driveway locations need to be identified with culvert locations and detail. Impacts from proposed <br /> driveways would need to be updated in the stormwater modeling. <br /> ■ Public right of way ditch on the development side of the local streets may need to be graded to define <br /> positive drainage because multiple driveways will be going in.
