Background/Discussion The subject property is located south of County Road 35, north of 189`''Avenue, and between Pascal and Troy Streets (Figure 1) and is • 17.66 acres in size. The property is zoned R1b—Single Family Residential which allows 1 acre lots. The proposed plat will consist of 10 buildable lots. The lots range in size from 1.01 to 2.15 acres in t size. V �CR 33 Y Streets and Access The subject parcel abuts Pascal Street, 189"'Avenue, and Troy Street on the east, south, and west respectively. Each proposed lot will 77 _ have access to one of the existing streets. No new streets or right- _ _RR' of-ways are being proposed. The applicant will quit claim land to the city for"right-of-way"purposes. � •.CR 12 I—I Stormwater Staff and the applicant continue to work on stormwater and infiltration requirements. 9y Landscaping Section 30-934 (c) states a minimum of two trees per parcel with one in the boulevard area and one in the front yard is required. Credits can be obtained with existing trees. The proposal meets this Figure I requirement. Parks and Recreation Commission The Parks and Recreation Commission recommended park dedication be paid for 9 dwelling units at the rate applicable when the subdivision is released for recording. (This will be $1,425.93/lot at the 2019 low-density rate.)
