ISSUED BY <br />PREFERRED TITLE, INC. <br />AS ISSUING AGENT FOR <br />COMMONWEALTH LAND TITLE INSURANCE COMPANY <br />COMMITMENT NUMBER 09036-17 <br />SCHEDULE B - SECTION 1 <br />REQUIREMENTS <br />The following requirements must be met: <br />1. This Commitment does not cover utility bills against the subject property not shown on tax or <br />assessment records. <br />2. NOTE: If policy is to be issued in support of a mortgage loan, attention is directed to the fact that the <br />Company can assume no liability under its policy, the closing instructions, or insured Closing Service for <br />compliance with the requirements of any consumer credit protection or truth in lending law in connection <br />with said mortgage loan. <br />3. Pay the full consideration to, or for the account of, the grantors or mortgagors. <br />4. Pay all taxes, charges, assessments, levied and assessed against subject premises, which are due and <br />payable. <br />5. Satisfactory evidence should be had that improvements and/or repairs or alterations thereto are <br />completed; that contractor, subcontractors, labor and materialmen are paid; and have released of <br />record all liens or notice of intent to perfect a lien for labor or material. <br />6. If the transaction is closed by Preferred Title, Inc., the Social Security number of Seller or Federal ID <br />number of selling entities and forwarding address must be provided at or prior to closing to comply with <br />the Tax Reform Act of 1986 and the 1099S Form executed at closing unless the Seller is a corporation <br />or governmental unit. <br />7. Provide standard form Seller's Affidavit in recordable form, executed by Riverside Development <br />Company of Princeton, a Minnesota Corporation. If provided Items 2 and 4 of Schedule B - Section 2 <br />will be deleted from the Loan Policy to be issued pursuant to this Commitment. <br />8. Preferred Title, Inc. has not yet received name searches. <br />9. Obtain verification of tax and assessment payoff amounts from city and/or county <br />10. Chain of Title: The fee owner listed at Schedule A, No. 3 herein took title to the subject property <br />pursuant to Warranty Deed dated March 16, 2018, filed of record April 10, 2018, as Document No. <br />854441. <br />11. Note: This commitment is for informational purposes only.
