He noted that <br />a condition of the original approval was that retail sales was not allowed. Chair Pederson <br />stated that he would like to see the driveway width kept to 30 feet. Mr. Leeseberg stated that <br />this issue is addressed in Condition #4 and he felt that the proposed landscaping will help <br />define the driveway. <br /> <br />Commissioner Anderson expressed his support for the request and felt that new layout will <br />improve the site. <br /> <br />Commissioner Jenson asked if there have been any complaints regarding the business. Mr. <br />Leeseberg stated no. <br /> <br />COMMISSIONER]ENSON MOVED TO RECOMMEND APPROVAL OF THE <br />REQUEST BY CHRISTOPHER STOKKE FOR AN AMENDMENT TO A <br />CONDITIONAL USE PERMIT, CASE NO. CU 02-33, WITH THE FOLLOWING <br />CONDITIONS: <br /> <br />e <br /> <br />1. THE OUmOOR STORAGE AREA CONSIST OF CLASS V <br />MATERIAL AND THE PERIMETER BE BOUNDED WITH <br />RAILROAD TIES OR SOME OTHER BARRIER TO PREVENT THE <br />AREA FROM GRADUALLY EXPANDING. <br />2. ALL LANDSCAPING SHALL BE INSTALLED AS INDICATED BY <br />THE PROPOSED LANDSCAPE PLAN. <br />3. ALL COMMENTS OF THE CITY ENGINEER BE ADDRESSED. <br />4. THE ENTRANCES SHALL BE NO WIDER THAN 30 FEET. <br />5. NO RETAIL SALES ARE ALLOWED. <br />6. Request by Cascade Land Company. LLC to Amend the Urban Service Area Map of the <br />Go/'s Comprehensive Plan. Public Hearing - Case No. LU 01-06 <br /> <br />Staff report by Scott Harlicker. Cascade Land Company, LLC request an amendment to the <br />Comprehensive Plan to include approximately 6 acres in the Urban Service District. Mr. <br />Harlicker provide background information and reviewed the existing site conditions. He <br />stated that staff is concerned how the change would impact surrounding land uses and the <br />future long range development of the area. Mr. Harlicker reviewed three options for the <br />Commission to consider and the impacts of each option. <br /> <br />Commissioner Jenson asked if the site currently has water and sewer. Mr. Harlicker <br />explained that the service is stubbed to the property but not hooked up and that the <br />property must be rezoned to allow the hook up. <br /> <br />Chair Pederson opened the public hearing. <br /> <br />e <br />
