Reauest by Gerald & Anqie Koschney for a Conditional Use Permit for Sianaae, <br />Public Hearing - Case No. CU 01-01 <br /> <br />Staff report by Scott Harlicker. Gerald and Angie Koschney are requesting to <br />amend the conditional use permit for Elk River Crossing Planned Unit <br />Development to allow a third wall sign on the canopy of Wash & Fill, located at <br />18296 Zane Street NW. The proposed 16 sq. ft. cabinet sign will be placed on the <br />canopy of the Wash-n-FiII approximately 16 ft. from ground level. The applicant <br />currently has the maximum amount of wall signage in place. The proposed sign <br />will be visible from vehicles driving south on Highway 169 and east on Main Street. <br />Mr. Harlicker explained that canopy lighting restrictions were placed on the Elk <br />River Crossing PUD to avoid situations such as the highly-illuminated Holiday <br />Station canopy at Highway 169 and School Street. Mr. Harlicker stated that staff <br />recommends that if the sign is approved, that it not be illuminated, and that the <br />amendment would be drafted in such a way that it would be specific to this site. <br />
