Public Hearing - Case No. P 00-16 <br /> <br />Staff report by Steve Wensman. Elk River Muffler and Brake is requesting <br />preliminary plat approval of Houles First Addition, to plat one 2.03-acre located in <br />the 11 zoning district on 17151 Avenue at Ulysses Street. Mr. Wensman reviewed <br />issues associated with the request including: existing conditions, right of way, <br />drainage, park dedication and utilities. Staff recommends approval of the <br />request and deletion of #5 in the conditions listed in the staff report. <br /> <br />Chair Chambers opened the public hearing. There being no comments from the <br />public, Chair Chambers closed the public hearing. <br /> <br />COMMISSIONER KUESTER MOVED APPROVAL OF THE REQUEST BY ELK RIVER MUFFLER <br />& BRAKE FOR PRELIMINARY PLAT FOR HOULES ADDITION, CASE NO. P 00-16, WITH <br />THE FOLLOWING CONDITIONS: <br /> <br />1. THAT THE CITY ENGINEER'S COMMENTS BE INCORPORATED INTO THE <br />PRELIMINARY PLAT. <br /> <br />. <br /> <br />2. SURFACE WATER MANAGEMENT FEE BE PAID IN THE AMOUNT REQUIRED BY THE <br />CITY AT THE TIME OF FINAL PLAT PRIOR TO RELEASING THE PLAT FOR RECORDING <br />WITH SHERBURNE COUNTY. <br /> <br />3. PARK DEDICATION FEE AND TRAIL FEE IN THE AMOUNT REQUIRED BY THE CITY AT <br />THE TIME OF FINAL PLAT BE PAID PRIOR TO RELEASING THE PLAT FOR RECORDING <br />WITH SHERBURNE COUNTY. <br /> <br />4.
