Background/Discussion The subject property is located at 12942 193rd Ave. NW (see Figure 1) and is zoned R1 -c where Institutional Uses (churches) require a Conditional Use Permit (CUP). The applicant is seeking a CUP to construct a 3,110 SF addition to the existing 4,364 SF on the subject property- The roperty- The expansion will add space for support complimentary church uses such as, but not limited to, classrooms, fellowship, and restrooms. The property received a CUP in 1990 for an Institutional Use and has been operating for 28 years. Access to the site is from 193rd Avenue, a dead end street, and serves only one other residential property - The parcel has not connected to city services, but will need to in order to accommodate the required fire suppression system. Submitted plans show the connection in the southwest area of the property - There will be no loss or damage of natural features and any building or site improvements will need to adhere to all wetland ordinances.
