Ach, City Planne 1,5?'I <br />DATE: December 18, 1995 <br />SUBJECT: Consider Revised Site Plan for <br />Building "E" in Elk Park Center <br />Consider whether the changes to the approved site plan for Building E are <br />significant enough to require additional review by the Planning Commission <br />and City Council. <br />Attachments <br />• Site Plan approved by the City Council on 6/19/95 <br />Revised Site Plan <br />Background <br />Kraus -Anderson requested a conditional use permit to construct a 16,000 <br />square foot multi -tenant retail store as part of Elk Park Center which was <br />approved by the City Council on June 19, 1995. Since that time, Kraus - <br />Anderson has requested some modifications to the site plan which are <br />different than the plan approved by the City Council. The primary changes <br />include the following: <br />• Eliminate the 20 foot service driveway on the south side of the building <br />• Shifting the building 10 feet toward the south (school property) property <br />line. <br />• Shift the building approximately 10 feet to the east (toward Freeport). <br />• Expand the landscaped area in front of the building between the sidewalk <br />and drive aisle. <br />The fire chief and building official have met with Kraus -Anderson to discuss <br />the revised site plan to make sure the changes can meet the building and fire <br />code requirements.
