Ach, City Planner , 41 -- <br />DATE: December 18, 1995 <br />SUBJECT: Request for an Administrative <br />Subdivision by Elk River AutoMall, <br />LLC, Public Hearing Case No. AS 95-12 <br />Elk River AutoMall, LLC is requesting an administrative subdivision to <br />divide a 3.7 parcel into two separate lots. <br />Location <br />North of Main Street along the west side of Carson Street. <br />Zonina/Land Use <br />C3 (Highway Commercial) / HB (Highway Business) <br />Attachments <br />• Location Map <br />• Survey illustrating proposed lot split <br />As described in the previous report regarding the variance that accompanies <br />this application, the proposed administrative subdivision is being requested <br />to define ownership of both parcels for taxing purposes. The two lots will <br />respectively be 2.91 acres and .85 acres in size. <br />Assuming the variance is approved, the administrative subdivision can be <br />acted on to create the two parcels as proposed. <br />Both parcels will be accessible via Carson Street which extends north of Main <br />Street. Carson Street is a private road; however, all of the parcels that use <br />Carson Street have cross access -cross parking agreements and the City is <br />13065 Orono Parkway • P.O.
