Development Schedule <br /> <br />Background <br />On November 8, 2004 the City Council held a joint work session with the EDA to discuss <br />its Business Park/Light Industrial sites and development options. The Council and EDA <br />directed staff to proceed in developing a plan for Phase I improvements and development of <br />the following areas: <br />. City-owned Cargill land - 60 net acres, Light Industrial and Highway Business <br />. EDA-owned Brown land - 45 net acres, Business Park <br /> <br />Issue <br />The EDA has been proceeding with the planning and development of Phase I <br />improvements in the EDA-owned Brown land, renamed as "Northstar Business Park." <br />Staff requests the Council's discussion and direction on the attached development schedule <br />for the city-owned Cargill property. <br /> <br />Overview <br />The city property includes approximately 60 net acres located southeast of 171 st Avenue. <br />The property is zoned for Light Industrial with a small portion zoned for Highway Business. <br />Only a portion of the property abuts Highway 10 and is surrounded by privately owned land <br />on either side which makes for a larger development area. The development area is zoned <br />comparatively with the city property. The development area is located within the Urban <br />Service Area Boundary. <br />
