Scott Harlicker, Senior Planner <br />City of Elk River <br />13065 Orono Parkway <br />Elf River, MN 55330 <br /> <br />RIJ:: ELK MEADOWS 2ND ADDITION <br />FINAL PLAT <br /> <br />DJar Mr. Harlicker: <br /> <br />Asi requested, we have reviewed the submittal information for the proposed Elk Meadows <br />2n1 Addition. The submittal information included a preliminary and final plat prepared by <br />L~t Surveys Company, Inc., a site plan, and a grading and erosion control plan prepared by <br />D'fIeilly Engineering & Assoc. Inc.. Based on our review of the submittal information, we <br />w4uld offer the following comments: <br /> <br />, <br />i <br />1. Essentially, this plat creates one additional lot by replatting Lots 1 and 2, Block 2 of Elk <br />Meadows 1st Addition. The additional lot is created by subdividing the southerly 80 feet <br />of each of these two lots. The opportunity to pursue this additional lot was created by <br />the plat of Belmont Estates, which is building Nixon Street along the west side of Elk <br />Meadows Addition. <br /> <br />2. The newly created lot will have 80 feet of frontage along Nixon Street and 176 feet of <br />depth, which meets the dimensional requirements. It also will leave the two existing lots <br />with adequate width and depth. <br /> <br />3. Sanitary sewer and water service will need to be extended from Nixon Street as part of <br />the Belmont Estates project. The developer of Elk Meadows 2nd Addition will need to <br />work with the developer of Belmont Estates to work out an arrangement for sewer and <br />water servIces. <br /> <br />4. A revised grading plan has been submitted to show how all three lots, the two existing <br />and the newly created one, will be graded to drain. There is an existing house on Lot 2, <br />Block 1 of Elk Meadows 2nd Addition.
