<br />Elk Meadows 2nd Addition, P 05-03 <br />May 16, 2005 <br /> <br />Page 2 <br /> <br />Block 2 Elk Meadows. Since Elk Meadows was approved, the adjacent property to the west <br />has been platted as Belmont Estates. Belmont Estates included a street, Nixon Circle, along <br />the west property line of Lot 1, Block 2. The one new lot will have frontage on Nixon Circle. <br /> <br />The lot widths for Lots 1 and 2 have not been changed. The lot depth for the two lots has <br />been reduced from 218 to 138 feet. Lot 3 has a lot width of 80 feet and lot depth of 176 feet. <br />All three lots exceed the minimum size requirement of 11,000 square. <br /> <br />Grading, drainage and utilities are addressed in the City Engineer's memo. <br /> <br />Park dedication for the one new lot should be paid prior to releasing the plat for recording. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the simple plat for Elk Meadows 2nd <br />Addition with the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. Park dedication fee of $2,800.00 shall be paid prior to releasing the plat for <br />recording. <br />3. Surface water management fee of$164.39 shall be paid prior to releasing the plat for <br />recording. <br />4.
