The proposed subdivision will not have an undue and adverse impact on the reasonable development of <br /> neighboring land. <br /> The proposed subdivision will not impact reasonable development of neighboring land. <br /> Although most of the surrounding properties are developed with homes,there are two 10 <br /> acre parcels (75-101-3402 & 75-101-3403) directly to the east, one with a home and one <br /> without. They are currently owned by the same party. Both of these properties are currently <br /> accessed via Grant Street and could be subdivided into 2 '/Z acre parcels. In order to limit the <br /> number of cul-de-sacs, a street connection between Grant St. and the proposed Johnson St. <br /> (Circle) is in the best interest of the city. <br /> S. The proposed subdivision is notpremature.A subdivision 1.spremature if any of the following exists: <br /> a. Lack of adequate stormwater drainage. <br /> b. Lack of adequate roads. <br /> c. Lack of adequate sanitary sewer ystems. <br /> d.
