P 18-10 <br /> Dear Mr. Leeseberg: <br /> Enclosed for your review and approval are revised preliminary plat and construction plans and <br /> a Stormwater Management Plan. <br /> The revisions respond to your review comments dated 8-21-18 and your email dated 9-11-18. <br /> A portion of the review comments were addressed with the 9-7-18 plat submittal. These are <br /> the remaining responses and they are as follows: <br /> Engineering <br /> 3. Monroe St. is shown to be improved per city requirements. <br /> 4. Driveways and culverts are shown. <br /> 5. Emergency overflows (EOF's) are shown. <br /> 6. Final Construction plans will be prepared upon preliminary plat approval. <br /> Stormwater <br /> 1. Low openings are at least 1' above high water levels (HWL) and/or EOF's. <br /> 2. The culvert is deleted with the revised street extension. <br /> 3. Driveway grades are shown where house pads are prepared. Other areas are subject to driveway <br /> location upon house construction. <br /> 4. A culvert is shown either to be replaced or extended under Monroe Street. <br /> 5. Infiltration basin 3 is shown in Monroe Street at the low point to treat the surrounding runoff prior <br /> to entering the wetland. A portion of the wetland is impacted in order to build the road to City <br /> standards. Kjolhaug Environmental will proceed with any wetland impacts and approvals from <br /> authorizing agencies. <br /> 6. The infiltration volume is updated to 1.1 inches. The Stormwater Management Plan is included <br /> addressing the drainage calculations. <br /> 7. We concur. <br /> Email dated 9-11-18 <br /> - Lot numbering is revised. <br /> - The wetland buffer and setbacks are revised. Septic areas are shown outside of the easements. <br /> - Drainage easements are expanded to include the wetland buffer and the setback— a total of 45'. <br /> - Stormwater basins are shown on the grading plan. We typically don't show drainage ponds on <br /> plats.
