The property is zoned R1a—Single Family Residential and <br /> the applicant is seeking to rezone the subject property to Planned - <br /> .0 <br /> Unit Development (PUD) to subdivide the lot into 16 parcels j t <br /> ranging in size from 1.5 to 2.85 acres. -• <br /> CR 33' <br /> During the July 2, 2018, City Council work session, staff presented <br /> the concept of amending the entire R1-a zoning district to allow 1.5 �' 1 <br /> acre parcels as the minimum lot size.Although the council was in _ .r <br /> favor of this development proposal, they did not want the entire RR' <br /> R1-a district amended. Council directed staff to analyze the district <br /> to see where 1.5 acre parcels would be most appropriate. _H, s Of <br /> CR 12 <br /> During the work session,the Council also directed staff to work with ✓`„\ ` J _ L�' <br /> the applicant on their request. Staff and the applicant agreed a <br /> rezoning to PUD was the best option. <br /> 9 <br /> Site Plan <br /> The 16 single family lots,ranging in sizes from 1.5 to 2.85 acres, are '`x•69 <br /> laid out along two public streets (Monroe and Johnson),both of <br /> which access 221”Ave. NW (County Road 121). Monroe is an <br /> existing road and Johnson is a new public street that would be Figure i <br /> constructed as part of the development. <br /> County Road 121 is paved and Monroe is a city maintained gravel road.
