Will not endanger,injure or detrimentally affect the use and enjoyment of other property in the <br /> i nmediate vicinity or the public health,safety,morals,comfort,con-anima or general welfare of the <br /> neighborhood or the city. <br /> 2. Will be send adequately by andwill not ackersely affect essential public facilities and services <br /> including streets,police and fire protection,drainage,refuse disposal,writer and sewer systems,parks <br /> and schools;and will not,in particular,create traffic congestion or interference with traffic on <br /> adjacent and neighboring public thoroughfares. <br /> 5. Will not invoke uses,activities,processes,materials,equipment and conditions of operation that will <br /> he detrimental to any persons or property because of excessize traffic,noise,smoke,funs,glare, <br /> odors,dust or vibrations. <br /> 6. Will not result in the destruction,loss or damage of a natural,scenic or historic feature of major <br /> 7. Will fully ctmply with all other requirements of this Code,induding any applicable requirements <br /> • and standards for the issuance of a license or permit to establish and operate the proposed use in the <br /> city. <br /> If denial of such a permit should occur,it shall accompany recommendations or <br /> determinations by findings or a report stating how the proposed use does not comply with <br /> the standards set forth in section 30-654. <br /> Overview <br /> The applicant is proposing to use the building for an auto repair business. There will be a <br /> second business also operating out of this building, an internet sales/warehouse business. <br /> Each business will occupy a half of the building.The internet sales/warehouse business is a <br /> permitted use and does not require a conditional use permit. <br /> The property is located on the north side of Ulysses Street, south of 173rd Avenue. It is a <br /> triangular piece of property that is bounded on the north and east by the Burlington <br /> Northern Railroad tracks, on the south by Furniture and Things warehouse and Ulysses <br /> Street is the boundary on the west.Adjacent land uses include an electrical contractor,a <br /> stucco business, a multi tenant industrial building and a warehouse. <br /> The site includes a 15,000 square foot building with loading bays and a gravel parking area <br /> around the building.There are loading doors on the west and south sides of the building. <br /> • There are three gravel access drives into the site and minimal landscaping across the front of <br /> the building.The building complies with the required front and side yard setbacks but does <br /> S:\PLANNING\Case Files\2003\CU 03-28 J&J Auto Specialties\CU03-28pc9-23.doc <br />
