• Standards for Issuance of a Conditional Use Permit <br /> The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br /> location: <br /> 1. Will not endanger,injure or detronentally affect the use and enjoyment of other property in the <br /> immediate vicinity or the public health,safety,morals,comfort,wnzeni nee or general welfare of the <br /> neighborhood or the city. <br /> 2. Will he consistent with the comprehensite plan. <br /> 3. Will not impede the normal and orderly detelopnent and imprownent of surroundingvacant <br /> pmt "t1'• <br /> 4. Will he send adequately by and will not adtersely affect essential public facilities and services <br /> including streets,police and fire protection,drainage,refuse disposal,water and setter systems,parks <br /> and schools;and will not,in particular,create traffic congestion or interferenx with traffic on <br /> adjacent and neighboring public thoroughfares. <br /> 5. Will not i►zzdte uses,activities,presses,materials,equipment and conditions of operation that will <br /> he detrimental to any persons or property because of excessise traffic,noise,smoke,femmes,glare, <br /> odors,dust or vibrations. <br /> 6. Will not result in the destruction,loss or damage of a natural,scenic or historic feature of major <br /> importanm <br /> 7. Willfully comply with all other requirements of this Cade,including any applicable requirements <br /> and standards for the issuance of a license or permit to establish and operate the proposed use in the <br /> cit1' <br /> • If denial of such a permit should occur,it shall accompany recommendations or <br /> determinations by findings or a report stating how the proposed use does not comply with <br /> the standards set forth in section 30-654. <br /> Overview <br /> The applicant is proposing to utilize the back northeast corner of his site for storing vehicles. <br /> R&G Towing would like to lease this area to store vehicles that they have towed. The <br /> outdoor storage area will be about 110'by 50' (5,500 sf.). <br /> Most of the area is not surfaced with a suitable material.The entire area that will be used for <br /> outdoor storage should be surfaced with Class V material.The edge of the area should be <br /> defined by landscape timbers so that it does not incrementally expand.The site plan also <br /> shows the storage area extending into the drainage and utility easement along the north <br /> property line. The storage area can not extend into the easement. <br /> Landscaping <br /> There is an existing line of trees along the west property line that screens the storage area <br /> from the west and a chain link fence with slate that screens the area from highway 10.The <br /> fence should be extended along the north property line to screen the area from the north. <br /> • <br />
