Memo to Planning Commission/CU 03-21 <br /> August 20,2003 <br /> Page 2 <br /> • Analysis <br /> The home is located on a 20,000 square foot lot just west of Jackson Avenue on the south <br /> side of 191x`Avenue. The property is within the urban service area and is serviced by <br /> municipal sewer and water.The salon will be located in a converted garage. The salon will <br /> include a wash station, cutting station and drying station.The salon will have a separate <br /> entrance in the front of the house.The hours of operation, by appointment only,will be <br /> limited to the hours of 7:00am to 10:00 pm.Monday through Saturday.There is sufficient <br /> parking available in the driveway to meet the parking needs of the business and the residents. <br /> No signage is proposed. <br /> The applicants also conduct a small cabinet building business out of a detached garage <br /> located in the back yard.The applicant is working with the city on applying for the necessary <br /> conditional use permit to allow this business to continue to operate at this location. <br /> Recommendation <br /> Staff recommends that the Planning Commission approve the request for a conditional use <br /> permit for a Home Occupation (Beauty Salon)with the following conditions: <br /> 1. THE SALON SHALL COMPLY WITH THE BUILDING CODE <br /> REQUIREMENTS. <br /> 2. THE APPLICANT SHALL MEET ALL STATE LICENSING <br /> • REQUIREMENTS. <br /> 3.
