The property is within the Urban Service District. Services are <br /> located at the intersection of 193rd Avenue and Holt Street on the south, and at 197th Avenue <br /> and Highway 169 to the east. <br /> There are two single-family lots, Lots 1 and 2 Ridgewood East 3rd Addition,that would abut <br /> the proposed commercial land use and zoning designation. <br /> History <br /> Brentwood Plat <br /> The Brentwood subdivision was approved in 1980 and is comprised of 101 single-family lots <br /> averaging approximately 2- 2-1/2 acres in size. Over the years there has been much <br /> discussion regarding the protective covenants of the Brentwood subdivision. A copy of the <br /> Brentwood protective covenants is attached for the Commission's information. It clearly <br /> indicates that "no lot, other than Outlot A,shall be used except for residential purposes." <br /> Staff's interpretation of that covenant indicates that Outlot A may be used for commercial <br /> purposes, if approved by the City.
