No outdoor storage, displaying of merchandise, or open sales area be <br /> allowed unless made part of and incorporated into the architectural design <br /> of the building. <br /> 7. Developer be responsible for paying fair share of all required off-site <br /> improvements in order to develop the subject property. These <br /> improvements shall be outlined and made part of the developer's <br /> agreement. <br /> 8. All parking lot and building lighting be down-lit and directed away from <br /> surrounding properties. <br /> 9.
