Planning Commission/CU 03-15 <br /> June 24,2003 <br /> Page 2 <br /> • Standards for Issuance of a Conditional Use Permit <br /> The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br /> location: <br /> 1. Will not endanger,injure or detrimentally affect the use and enja1+ment of other property in the <br /> immediate vicinity or the public health,safety,morals,ainfo convenience or general welfare of the <br /> neighlvii ocd or the city. <br /> 2. Will he consistent with the comprehensireplan. <br /> 3. Will not impede the normal and orderly delete and improzrment of surroundingvacant <br /> pm <br /> 4. Will be served adequately by and will not adversely affect essential public facilities and services <br /> including streets,police andfine protection,drainage refuse disposal,neater and seceer systems,parks <br /> and schools;and will not,in particular,create traffic congestion or interfere=with traffic on <br /> adjacent and neighlornng public thoroughfares <br /> 5. Will not inzoke uses,activities,processes,materials,equip hent and conditions of operation that will <br /> be detrimental to any persons or property because of excessive traffic noise,smoke,fumes,glare, <br /> odors,dust or vibrations. <br /> 6. Will not result in the destruction,loss or damage of a natural,scenic or historic feature of nnajor <br /> impartanm <br /> 7. Will fully comply with all other requirements of this Cale,including any applicable requirements <br /> and standards for the issuance ofa license or permit to establish and operate the proposed use in the <br /> citY• <br /> • If denial of such a permit should occur,it shall accompany recommendations or <br /> determinations by findings or a report stating how the proposed use does not comply with <br /> the standards set forth in section 30-654. <br /> Overview <br /> The proposal is to operate a wholesale lumber distribution facility. There will be outdoor <br /> storage of large quantities of lumber in the open area, on the east portion of the property <br /> adjacent to Cleveland Street. There will also be cold storage within an existing pole building <br /> along the west property line. <br /> Activities that will occur within the building are no different than any other lumber yard. <br /> There will be some equipment for sizing of lumber as well as some office space. Based on <br /> other facilities owned and operated by the applicant,he does not anticipate any general <br /> public business. <br /> Analysis <br /> The hours of operation will be 7 a.m.-6 p.m.Monday through Friday. There will be a total <br /> of nine employees with four of them being part-time. <br /> Delivery of lumber usually occurs early in the week via a flat-bed semi truck which is then <br /> IIunloaded in the outdoor storage yard.
