Our proposed concept includes 169 lots detached single family residential lots with a minimum <br /> lot width of 65' as measured from the front yard setback. We feel that this proposed development will <br /> be an asset to the community for the following reasons: <br /> The narrower lots provide a compact and efficient use of the land. The public infrastructure such as <br /> sbeets, sewer & water lines, and other utilities are naduced, therefore upkeep and maintenance are <br /> minimized. <br /> This style of development can result in a traditional neihborhood design where the homes are closer <br /> to one another and neihbors can socialize in a comfortable setting. <br /> Natural amenities such as wetland, wildlife habitat, and tree cover bless this site. By creating smaller <br /> building areas closer to one another, these important amenities can remain in their natural state or <br /> • virtually unharmed. <br /> Smaller lots can be priced more accordingly to standards found in affordable housing guidelines. <br /> We ask that the Planning Comnnismion, City Council, and City Staff review this concept plan with an <br /> open mind and offer suggestions on was to make it better.
