Based upon our review and comments received at the staff review meeting, I would <br /> recommend that this plat is not ready to move forward and should be tabled. Two critical pieces of <br /> information are missing relative to the engineering review. These two items are as follows: <br /> • 1. There has been neither wetland delineation submitted nor any application for review by the <br /> Technical Evaluation Panel relative to wetland issues. The proposed road alignment clearly <br /> crosses a wetland near the intersection of County Road 33. <br /> 2. There have been no drainage calculations submitted for the proposed development, and in <br /> fact, the grading plan does not show any proposed ponding on it. <br /> We believe that these are critical issues that need information submitted, reviewed, and approved <br /> prior to allowing this proposed plat to move forward. <br /> In addition, there are several other issues on their most recent submittal that should be addressed <br /> and/or revised with the next submittal. These would include the following items: <br /> 1. The proposed road right-of-way and permanent road construction should be continued to <br /> the west plat boundary. It is up to the developer of this property to construct the road to <br /> the plat boundary so that it can be picked up from there when adjacent lands develop. <br /> 2. A temporary turnaround needs to be provided for City street maintenance equipment and <br /> emergency vehicles. Currently, the thought is that the temporary turnaround should be <br /> placed at the north end of Olson Street; this assumes that the driveway for Lot 4, Block 1 <br /> will come out to Olson Street and not to the street on the north side of the lot. <br /> 3. Lot 6, Block 1 is a double frontage lot.
