Planning Commission/CU 02-17 <br /> May 28,2002 <br /> Page 2 <br /> • four semi-tractor/trailers,two straight trucks and some miscellaneous forklifts of varying <br /> sizes. All of the equipment will be stored inside the existing storage buildings on site. <br /> The business will consist of four full-time employees that will arrive at 7:00 am to load up <br /> equipment and leave for the day. They will be returning approximately at 4:30 pm to park <br /> the trucks and trailers in the buildings and leave. The business will be open Monday through <br /> Friday and will be closed on all legal holidays. <br /> The applicant has stated that they have no intention of growing in size. <br /> Analysis <br /> Located on the 100-acre property is a single family dwelling with two large detached pole <br /> buildings/barns. The adjacent properties are single-family residents and farmsteads. <br /> Staff visited the site and found that there is adequate screening for the neighboring <br /> properties with the existing vegetation and orientation of buildings. The house and pole <br /> buildings/barns are set back approximately 400-feet from the road.With the combination of <br /> vegetation, distance from the road and distance from neighboring buildings the business <br /> should not create an adverse impact of adjacent properties. <br /> Recommendation <br /> IIIStaff recommends that the Planning Commission recommend approval of the Conditional <br /> Use Permit request by Robert Cullinan for a Home Occupation (Semi Truck & Trailer <br /> Parking for Trucking Business) with the following condition: <br /> 1. IF MORE THAN FOUR SEMI-TRACTOR/TRAILERS AND/OR <br /> MORE THAN TWO STRAIGHT TRUCKS ARE NEEDED, THE <br /> APPLICANT SHALL APPLY FOR AN AMENDMENT TO THE <br /> CONDITIONAL USE PERMIT. <br /> III <br /> S:\PLANNING\Case Files\CU 02-17 Cullinan\CU02-17 PC.doc <br />
