Each of the freestanding buildings within Hillside <br /> Crossing will be allowed to have a freestanding sign. <br /> The freestanding sign must be of a monument style with <br /> a maximum height of Ten (10) feet and a maximum area of <br /> One Hundred (100) square feet, as shown on Attachment C. - <br /> e. Wall Signs (Freestanding Sites) <br /> 1. The gross surface area of a wall sign for freestanding <br /> buildings shall not exceed Ten (10) percent of the area <br /> of the building wall, including doors and windows, to <br /> which the sign is to be affixed. <br /> • f. Wall Signs (Multi Tenant Building) <br /> 1. Fascia signs for individual retail tenants shall be for <br /> store identity only. <br /> 2 . Capital letters shall be no larger than 32" high, lower <br /> case letters shall be no larger than 24" high. Signs <br /> shall be located on the west and south sides of the <br /> grocery store in a symmetrical manner, but in no case <br /> shall they extend closer than 3' - 4' from the projected <br /> lease line. <br /> 3 . These signs may be internally illuminated, individual <br /> letters placed on a 4" square electrical raceway, <br /> painted to match the brick facia. <br /> 4. No signage shall be permitted on the sides or rear of <br /> the building, other than that required for delivery <br /> identification or traffic control, except the on-premise <br /> tenant business sign identifying "Q-Cumbers" restaurant <br /> on the southwest corner of the grocery store building. <br /> g. Mai or Tenant Signage <br /> 1. Signage for the grocery tenant, Fresh Value Foods, shall <br /> be compatible with City approvals. Proposed signage <br /> includes the following: <br /> "Fresh Value" approximately 10' - 0" high <br /> • "Discount Food & Drug" approximately 3' - 0" high <br /> "video" approximately 3' - 0" high <br /> "Pharmacy" approximately 3' - 0" high <br /> "Bank" approximately 3' - 0" high <br /> "Q-Cumbers" approximately 6' - 0" high <br />
