Item # 5.2
III
>-(•
City of
Elk --1
River
MEMORANDUM
TO: Planning Commission
FROM: Chris Leeseberg, Planner
DATE: February 26,2002
SUBJECT: Supplemental Memo for CU 02-04
Sterling Community Bank
Attachments
• Staff Option A
III
• Applicant's Option
• Staff Option B
Parking and Circulation
In response to the circulation issues with the proposed site plan, staff met with the applicant
to resolve the concerns. As stated before, staff has concerns about the amount of traffic
that might be generated from the drive-thru teller windows and how it may be circulated
towards the exit on the north side of the property. Staff suggested rotating the building 90
degrees to allow for less confusing traffic patterns(Staff Option A). The applicant agreed to
turn the building 90 degrees but prefers having a straight line exit south out of the east
parking lot (Applicant's Option). Staff proposed offsetting the exit more to the west to
allow a greater distance from the intersection to Zane Street (Staff Option B).
III
