The proposed side elevation consists entirely of vinyl siding;however,the texture <br /> does vary. The first floor portion is vinyl lap siding and the area within the peak is vinyl <br /> shingle style siding. <br /> Rambler Style <br /> The rambler units are also the same style, material and color as those proposed for Trott <br /> Brook Farms South.The units meet the minimum width requirements of 24 feet and 28 feet. <br /> The units are 32 feet wide. The garages meet the minimum size requirements. The front <br /> elevation consists of stucco and brick.The rear elevations are about 1/3 brick,2/3 vinyl lap <br /> siding with decks. <br /> The ordinance requires a 32 inch break in building elevation every 2 units. The rear wall <br /> elevations only have a 24 inch break unless the decks are considered a break in the building <br /> elevation. It does not appear that a 32 inch break is provided on the rear roof elevation. <br /> Recommendation <br /> The following findings are suggested if the Planning Commission recommends approval of <br /> the request for a zone change from R1d (Single Family Residential) to R3 (Townhouse <br /> District): <br /> • I. THE REQUEST IS CONSISTENT WITH THE LAND USE PLAN. <br /> 2. THE REQUEST WILL NOT ADVERSELY IMPACT ADJACENT <br /> PROPERTY OWNERS OR LAND USES. <br /> The following findings are suggested if the Planning Commission recommends denial of the <br /> request for a zone change from R1d(Single Family Residential)to R3 (Townhouse District): <br /> I. THE PLANNING COMMMISSION IS CONCERNED ABOUT THE <br /> HIGH CONCENTRATION OF TOWNHOMES IN THIS <br /> PARTICULAR AREA OF THE CITY AND THIS REQUEST WILL <br /> INTENSIFY THE CONCENTRATION . <br /> 2. THE PLANNING COMMISSION BELIEVES THAT THE PROPOSED <br /> REZONING WILL ADVERSLEY IMPACT THE AETHESTICS OF <br /> THE AREA, AS THERE IS NO DIVERSITY IN HOUSING STYLE, <br /> DESIGN OR COLOR OF THE UNITS. <br /> If the Planning Commission recommends approval of the preliminary plat the following <br /> conditions should be included: <br /> S I. ALL COMMENTS OF THE CITY ENGINEER SHALL BE <br /> ADDRESSED. <br />
