Memo to Planning Commission/P 01-17 <br /> August 28,2001 <br /> Page 2 <br /> • The proposed lot meets the dimensional requirements of the Business Park District for lot <br /> area and lot width. <br /> The developer has prepared an overall concept plan for development of the remainder of <br /> Outlot A,Elk Path Business Center that will be discussed under"Other Business" during <br /> the Planning Commission meeting. <br /> The City Engineer has reviewed the plat and his comments regarding easements and access <br /> control are outlined in his memo. He suggests that only one access onto Business Center <br /> Drive be allowed. <br /> Park Dedication <br /> The Park and Recreation Commission reviewed the request for park dedication purposes <br /> and recommended that cash be accepted for this lot. <br /> Recommendation <br /> Staff recommends that the Planning Commission recommend approval of the plat with the <br /> following conditions: <br /> I. THE LOT BE LIMITED TO ONE ACCESS POINT ON BUSINESS <br /> CENTER DRIVE. <br /> • 2. PARK DEDICATION FEES BE PAID PRIOR TO RECORDING THE <br /> PLAT WITH SHERBURNE COUNTY. <br /> 3.
