Memo to Planning Commission/Elk River Station <br /> June 26,2001 <br /> Page 4 <br /> • Building Elevations <br /> The latest town house elevation studies submitted to staff did not vary much at all from the <br /> last submittal. Staff informed the applicant that the elevations seemed to lack the texture <br /> and architectural detail that was initially presented. The earlier versions of the row homes <br /> have good detail work,personable scale and variation in materials at each unit. Without the <br /> variation in materials and details,these renditions lack any appearance of individuality and <br /> appear as one large building with a few entrance doors. Staff would like to see something <br /> along the lines of the earliest concept, "The Georgetown Theme," to be revisited. <br /> Parking <br /> Four off street parking spaces will be provided for each unit.Each unit will have a two car <br /> garage and there will be room for two cars in the driveway.On street parking will be allowed <br /> on the public streets.Parking on the private streets will be restricted,depending on the street <br /> width, to allow for emergency access. <br /> Commercial/Office <br /> A mix of office and commercial space is being proposed along the east and west sides of <br /> Tyler Street. <br /> • • West side of Tyler Street <br /> About 69,500 square feet of office space is being proposed in two 2-story office buildings. <br /> There are also two smaller building proposed that will be mix of retail/office/restaurant. <br /> The applicant has not clearly indicated whether these buildings will be one or two stories. <br /> Parking and access <br /> Access to this commercial area will be from an internal drive that services both the <br /> commercial area and the adjacent park&ride/train station parking lot. No direct access <br /> from Tyler Street will be allowed.Access from the internal drive needs to be better defined <br /> and should align with the access to the park & ride lot. <br /> Parking should be provided for the two 2 story office buildings at a ration of 1 space for <br /> every 250 square feet. With 69,500 square feet of office space 278 spaces are required. The <br /> site plan shows about 149 spaces in the area adjacent to these buildings. There are 93 <br /> underground spaces proposed for a total of 243 spaces. The plan is short 36 spaces. It is <br /> difficult to access the parking needed for the other two buildings because of the mix of uses. <br /> There are 65 spaces available for these two buildings.The uses and size of the buildings will <br /> be dictated to some extent by the number of available parking spaces.There might be some <br /> opportunity for some shared parking with the park&ride depending on the uses proposed. <br /> Building elevations <br /> II <br /> S:\PLANNING\SCOTT\ER Station 8-14.doc <br />
