A Development Agreement must be signed by the city and developer prior to releasing the final <br /> plat for recording. <br /> 2. Park Dedication shall be paid in the amount required by the city when the final plat is released for <br /> recording (currently$1,425.93/lot). <br /> 3. Surface Water Management Impact Fee shall be paid in the amount required by the city when the <br /> final plat is released for recording (currently$240/lot). <br /> 4. Water Availability Charge shall be paid in the amount required by the city when the final plat is <br /> released for recording (currently$355/ plumbing unit). <br /> 5. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the public <br /> improvements. <br /> 6. Upon completion of all improvements and acceptance by the city, a security or warranty in a form <br /> acceptable to the city engineer must be secured. <br /> 7. Development Plan shall be approved by the city engineer prior to issuance of building permits. <br /> 8. Staff approval of all updated site and engineering plans. <br /> 9. All mail boxes shall be clustered. <br /> 10. Any item or condition found that indicates the site is likely to yield information important to pre- <br /> history or history shall be reported to the city immediately. Further, the city reserves the right to <br /> stop work authorized in its approval until the site is appropriately investigated and work is <br /> authorized. <br /> Background/Discussion <br /> The preliminary plat of Riverplace Second Addition was approved on April 16, 2018, and included 40 <br /> buildable parcels. <br /> The development has two street connections to surrounding streets. One is to the south from 185th Ave, <br /> the frontage road along Highway 10, and the second is 186th Lane which connects to the new <br /> subdivision with the first addition of Riverplace. A future connection to the east is also stubbed in and <br /> will connect to 186th Ave in the future. The connection to 185th Ave also includes a right-turn lane. <br /> The final plat is consistent with the approved preliminary plat and staff recommends approval. <br /> POWERED 6T <br /> A IR <br />
