The current zoning for that <br /> property is R-1a,which requires a minimum lot size of 2�/2 acres. The City Council directed staff to <br /> analyze allowing smaller lots in the R-1a district. <br /> Staff discussed the proposal and possible concerns with reducing the lot sizes. The building department's <br /> primary concern was having enough buildable (upland) property for primary and secondary septic <br /> systems and stated one acre was too small. The engineering division did not believe there would be <br /> negative impacts on the road network due to changes in minimum lot size from 2�/2 to 1'/z acres. Parks <br /> and Recreation did not believe an increased density would have any negative impact on future park <br /> facilities. <br /> If Council desires to reduce the minimum lot size in the R-1a zoning district, staff recommends 1'/2 acres <br /> as the minimum lot size.
