EOty1� ,.,�� Request for Action <br /> River <br /> To Item Number <br /> Mayor and City Council 10.1 <br /> Agenda Section Meeting Date Prepared by <br /> Work Session July 2, 2018 Zack Carlton,Planning Manager <br /> Item Description Reviewed by <br /> R-1a Minimum Lot Size Standards Cal Portner, City Administrator <br /> Reviewed by <br /> Action Requested <br /> Discuss proposed lot size regulations for the Rla (Single Family) zoning district. <br /> Background/Discussion <br /> The Planning Commission and City Council reviewed a submitted concept plat for a one acre subdivision <br /> at the northeast corner of CR 121 (Brook Road) and Monroe Street. The current zoning for that <br /> property is R-1a,which requires a minimum lot size of 2�/2 acres. The City Council directed staff to <br /> analyze allowing smaller lots in the R-1a district. <br /> Staff discussed the proposal and possible concerns with reducing the lot sizes. The building department's <br /> primary concern was having enough buildable (upland) property for primary and secondary septic <br /> systems and stated one acre was too small. The engineering division did not believe there would be <br /> negative impacts on the road network due to changes in minimum lot size from 2�/2 to 1'/z acres. Parks <br /> and Recreation did not believe an increased density would have any negative impact on future park <br /> facilities. <br /> If Council desires to reduce the minimum lot size in the R-1a zoning district, staff recommends 1'/2 acres <br /> as the minimum lot size.
