another 57 single-family lots. The proposal adds a looped roadway connecting 190"' Ave with Ivanhoe <br />Street. The developed area is north of the power pale easement and does not require the connection to <br />Twin Lakes Estates. When development occurs south of the power pole easement, the connection to <br />Twin Lakes Estates will be required. <br />Easement Vacations <br />The proposal also includes the vacation of a previously dedicated park area and existing drainage and <br />utility easements over sewer and water trunk utility lines. <br />The park area was dedicated wid-i the plat of Miske Meadows as the first portion of a future park area on <br />the south border of the subdivision. The updated plat of Miske Meadows approved by the City Council, <br />and in accordance with the recommendation from the Parks and Recreation Commission, on January 16, <br />2018, removed all land dedication within the plat. The proposed vacation brings the plat in line with the <br />approved preliminary plat. <br />The approved changes to the preliminary plat also adjusted the alignment of the future extension of Twin <br />Lakes Parkway along the southern limits of the plat. Trunk water and sanitary lines were installed with the <br />plat of River Park, and easements were established to preserve access to the facilities. The new roadway <br />alignment is generally consistent with the existing utility lines, but the intersection of the future extension <br />of Ivanhoe Street and Twin Lakes Parkway has moved. The proposed drainage and utility easement <br />vacation removes all existing easements in this area, but the final plat of Miske Meadows 5's Addition <br />establishes new easements in accordance with the updated preliminary plat. All municipally owned <br />infrastructures will be protected by the easements with the filing of Miske Meadows 5`' Addition. <br />Development Agreement <br />The agreement outlines the costs and responsibilities to the satisfaction of city staff and the developer, <br />and outlines required security in the form of a Letter of Credit and escrow deposits.
