Surface Water Management Fee shall be paid for two lots at the rate applicable at the time the <br /> final plat is released for recording. <br /> 2. Park Dedication shall be paid for 2 dwelling units at the rate applicable when the subdivision is <br /> released for recording. <br /> 3. Any item or condition found indicating the site is likely to yield information important to pre- <br /> history or history shall immediately be reported to the city. Further, the city reserves the right to <br /> stop work authorized in its approval until the site is appropriately investigated and work is <br /> authorized. <br /> Background/Discussion <br /> The subject property is south of 1961h Avenue along the Queen Street alignment. The proposed plat will <br /> consist of three lots, each 2.41 acres in size. One of the lots (Lot 2) will contain the existing house and <br /> the other two will be new developable lots. <br /> The applicant was granted two variances (V 18-02) for lots size and lot width. The proposed plat <br /> conforms to the approved variance. <br /> There is a wetland complex covering much of the northern portion of the subject property and directly <br /> west/northwest of the cul-de-sac of 1961h Avenue. If 1961h Avenue is to extend to the west,it likely will <br /> occur through the wetland. <br /> Parks and Recreation Commission <br /> The Parks and Recreation Commission recommend park dedication be paid for 2 dwelling units at the <br /> rate applicable when the subdivision is released for recording. (This will be a total of$2,851.86 at the <br /> 2018 low density rate) <br /> They also emphasized the importance of a providing a pedestrian connection, as shown on the master <br /> trail plan, from Lander Street to the 180 undeveloped acres to the west.
