As you are aware, the proposed development is in the northwest corner of Elk <br /> River Crossing, near the intersection of Main Street and Zane Avenue. The proposed <br /> development consists of a gas station/car wash/convenience store together with an oil change <br /> • <br /> facility on a single lot. Based upon our review, we would offer the following comments: <br /> A. Site Plan <br /> 1. There are several locations on the site plan where we would suggest additional <br /> concrete curb and gutter to direct traffic through the site to the various users. <br /> These locations are as follows: <br /> • At the south side of the lube building, we would suggest that the concrete <br /> island be extended another 50 to 60 feet to the south to break up the large <br /> mass of bituminous area. Perhaps the parking shown at the south end of the <br /> lot could even be moved up and placed in this island. We question whether <br /> or not this lube building requires a handicap stall. This would be a good <br /> location to place the handicap stall. <br /> • On the north curb line of the site, between the lube building and the car wash, <br /> we would suggest that the curb be bubbled out to the south to direct traffic <br /> away from the queuing area for the car wash. <br /> • At the east side of the car wash entrance, we would suggest that the island <br /> be extended a little further to the north to protect the rear end of cars waiting <br /> to enter the car wash from vehicles driving through the site. <br /> • The three parking stalls shown at the north side of the car wash building <br /> should have the curb on both sides extended out to define an 18-foot deep <br /> parking stall. <br /> 2. The area between the car wash building and the area for waiting to enter the car <br /> wash is slightly short of the dimension needed for a parking stall and a travel <br /> lane. The parking stall should be 18 feet deep and the drive isle should be 24 <br /> • <br /> feet for a total of 42 feet.
