Memo to Planning Commission/P 00-10 <br /> May 23,2000 <br /> Page 2 <br /> Lot sizes and future development <br /> 1111 <br /> Lot 1, Block 1 4.50 acres <br /> Outlot A 2.63 acres <br /> Outlot B .63 acres <br /> Outlot C 6.22 acres <br /> Outlot D 3.74 acres <br /> Outlot E 63.20 acres <br /> Outlot F 15.64 acres <br /> Lot 1, Block 1 <br /> This lot is zoned highway commercial and can be developed once the final plat is <br /> recorded. Access to this site will be from Business Center Drive. <br /> Outlots A and B <br /> These two outlots total 3.36 acres and will serve as the location for storm water <br /> management ponds. <br /> Outlot C <br /> This outlot is zoned Highway Commercial. In order for it to be developed it will <br /> • have to be platted. Future platting options include platting it as one large lot or <br /> platting it into two or three smaller lots. Future uses of this lot will be commercial <br /> in nature. <br /> Outlot D <br /> The City is requesting that the land use designation for this outlot be changed <br /> from LI (Light Industrial) to HB (Highway Business) and the zoning be changed <br /> from BP (Business Park) to C3 (Highway Commercial). If the requests for the <br /> land use amendment and zone change are approved, the property can be <br /> developed as highway commercial. Development of the site will require it to be <br /> platted. Access to the site will be from both Business Center Drive and Waco <br /> Street. <br /> Outlot E <br /> This lot is zoned BP (Business Park). Future development of this lot will require <br /> platting. It is likely that configuration of future lots on this parcel will depend on <br /> the needs of prospective developers. Access to the future development will be <br /> from Business Center Drive and possibly Waco Street.
