This is the platting of the Hoyt Partners property in the western area of the City. The <br /> plat itself creates one lot located at the future intersection of Business Center Drive and the <br /> realignment of Waco Street. The remainder of the plat is a series of outlots. Based on our <br /> review, we would offer the following comments: <br /> • 1. We have verified the alignment of Business Center Drive and find that it replicates the <br /> alignment on the construction plans for this area. There is some curve data on Waco Street <br /> missing from the plat. It appears that Waco Street may be slightly different than the <br /> construction plans. This needs to be verified and corrected if necessary. <br /> 2. The plat should provide access control along all TH 10 frontage and the Waco Street <br /> frontage of Lot 1, Block 1. <br /> 3. The plat provides a 40-foot wide drainage and utility easement from the west line of the <br /> Sherburne County Government Center across the Hoyt Partners property to Waco Street, <br /> which will allow the extension of the trunk sanitary sewer and watermain in this area. <br /> 4. We believe that on the east line of Outlot F, located in the southeast corner of the plat, there <br /> is an existing easement for watermain extension, which was accomplished with the Western <br /> Area Phase II project. This should be shown on the plat. <br /> 5. We believe that all of the outlots that abut existing or proposed roadways should provide a <br /> 10-foot drainage and utility easement along these perimeters. <br /> 6. The street name of Business Center Drive is missing from the plat. <br /> 7. Outlots A and B, lying west of the realigned Waco Street, should be dedicated to the City. <br /> These two outlots are necessary for the storm water quality and detention pond to service <br /> the extension of Business Center Drive and the realignment of Waco Street.
