Memo to Planning Commission/C000-10 <br /> April 25,2000 <br /> Page 2 <br /> • This request is to amend the conditional use permit for the feedlot to allow the <br /> construction of a building consisting of 9,216 square feet of cold storage and <br /> insulated shop space, and 2,176 square feet of office/employee break space. <br /> Analysis <br /> Building Design <br /> Cargill is proposing to demolish 2 existing storage buildings totaling 12,630 <br /> square feet and replace them with a new L-shaped building. The shop/storage <br /> portion will be 144 feet long and 64 feet wide and the office/employee break area <br /> will be 64 feet long and 34 feet wide. The office/break area will include office <br /> space, a lunchroom, a changing room and restrooms. <br /> This new building will be located in the same area as the two buildings that were <br /> demolished. The building will be located near the front of their facility along 165th <br /> Avenue. The building will be constructed of colored steel to match the other <br /> buildings. <br /> Access and Parking <br /> A 16 stall parking area adjacent to the building is proposed. No new access <br /> • drives are proposed. The building will be accessed via existing driveways from <br /> 165th Street. <br /> Landscaping <br /> Included as a condition of the 1994 conditional use permit was a vague <br /> landscaping requirement which reads, "That trees be planted along 165th <br /> Avenue near the security fence to act as a visual enhancement to the farm site." <br /> No trees are shown on the site plan. Existing landscaping includes 19 pines <br /> trees, about 2 - 3 feet tall, planted along 165th Avenue. There are also 5 <br /> overstory trees. The facility has about 800 feet of frontage on 165th Avenue. <br /> Additional landscaping should be included as part of this amendment. The <br /> plantings should be similar to what was planted on the west side of the adjacent <br /> caretakers residence. The applicant should work with staff on a landscape plan <br /> that provides additional trees along 165th Avenue. <br /> Recommendation <br /> Staff recommends approval of this conditional use permit with the following <br /> condition: <br /> 1.
